That way, you'll know if your broker is giving you good advice or just trying to make a quick sale.Step 2: Don't be pushed into accepting a lower priceDon't be pushed into accepting a lower price than you feel your home is worth. Just remember that brokers keep their own homes on the market significantly longer than the average, yielding a higher sale price.Tip: Keep in mind that holding out for an offer of $10,000 more gives the broker a measly $150 in commission -- hardly worth her time to work for the extra $9,400 you'll yield.Step 3: Don't be bullied into an open houseDon't be bullied into holding an open house. Only two percent of houses are sold this way, so the real winner is the broker, who makes all kinds of contacts.Tip: Negotiate a lower commission. With so many people selling their own homes on the Internet and using discount brokers, most real estate agents are willing to accept a lower fee than the once-standard six percent.Step 4: Make them run all offers past youStipulate in your contract that your broker has to run all offers past you. An unethical broker might not tell you about an offer from a buyer represented by another agency—so that she doesn't have to split a commission.Step 5: Don't use the broker's inspectorFor obvious reasons, it's wiser to hire your own inspector than one who may be in cahoots with a broker to rubber stamp a property.Step 6: Be leery of their renovation suggestionsDon't assume that because a broker is waxing poetic about the lucrative renovations you can make she knows what she's talking about. Check with zoning laws before assuming you can make substantial changes to the house or property.Step 7: Consider selling your home yourselfConsider selling your home yourself. @carsearch2001 All too true. My favorite are the sellers who don't do any homework (or did do it, but a long time ago so their info is outdated). They act like they know your job better than you do, don't listen to you about pricing or marketing, then blame you for the house not selling.

Wow. This is more than a little ignorant, particularly Tip #2. Very, VERY few agents would even consider not presenting an offer, as doing so is a good way to not only lose one's license, but get sued. Also, what you think your home is worth, or what your Realtor thinks the home is worth is IRRELEVANT. Neither of you set the market price - only a buyer can do that.

As a Realtor here in Canada, I was both offended by this inaccurate video, and concerned that a potential client may believe this slander.I am Bound by a strict code of ethics and government control. There are very very few Realtors willing to throw away their licence and risk a jail sentence for such stupidity.Shame on you for producing this video.

As a real estate agent, I find this video offensive & highly inaccurate.I like Howcast. But apparently they think I'm a know-nothing sleazebag. Gee :(

Who is this guy? Mostly bad or inaccurate advice. Colorado has some of the most ethical brokers in the US. Who wants to lose their license for a few buck? Just try selling your own house. Wait till you get a lawsuit because you didn't know the law. Pay a decent commission, show your broker will work hard for you. He has expenses and time, effort spent. Lack of education can hurt you and your wallet.

Some brokers are [deal] breakers. Just as well to speak directly to the seller and the broker will be paid anyway.

This video started off talking about con brokers, finally ends up firing the broker and selling it yourself. That was not the purpose of the video.

Bad direction.Lowering commissions also hurt the broker as he gets only 3%, the other agent gets 3% They have to pay their expenses and keep the rest. This video does not talk about broker expenses. This video is misleading.
