Timing is Important
Not all times of the year and all years are ideal for individuals that want to sell a home. People generally start looking for homes in the spring and into the early summer months. It often takes about two to three months to actually get into a home once all of the financing is taken care of and people usually would like to be settled into their new home before the kids start school in late August or early September. People also want to move while the weather is decent. Not many people want to be lugging furniture around in the dead of winter. Again, spring, summer and into fall are the best times for this.

Advertise locally.
Since most homes are sold to individuals already living in the area or the surrounding area, you'll want to advertise in the local newspapers and other online venues. Tell people.
Don't overlook the value of word-of-mouth. Let your friends and family know that you are moving and that your home is for sale. Ask them to spread the word to people they know.

When using a real estate agent, your home will be advertised through various real estate agent listings. They will also take care of all the negotiations and then help you with the legal aspects that need taken care of. When the home sells, they will do the paperwork for you to insure that legally everything is taken care of.

Whatever method you use to sell your home, you want to make sure that people know about the home in some form. Obviously, you'll want them to know if it is in their price range, if it is large enough for them, if it has enough bedrooms and some of the features they may be looking for.
